CRIME IN RESIDENTIAL AREAS

CRIME IN RESIDENTAL AREAS

Author: KOBUS LABUSCHAGNE

Crime is mostly very common in residential areas as burglars think that is very easy to break into a residential home. Most of this crime is in the Johannesburg and Pretoria areas. Did you know that burglars have a new tactic whereby they will rent a home in a security complex, which give them full and easy access to gain entrance? These not so clever thieves actually store the stolen goods in those rented units. So if you do live in security complex, take necessary precautions when it comes to your home security. Do not rely on the fact that live in a security estate with electrical fencing, driveway gates, gate motors and security personnel.

REPLACING GARAGE DOOR ROLLERS AND HINGES

Replacing Garage Door Rollers and Hinges

Author: Kobus Labuschagne

Replacing garage door rollers and hinges, is not that simple. In this article, we learn about the simplest way to replace your rollers and hinges. Rollers should be replaced with your garage door up. First you will be required to unscrew the rollers that are attached to the hinges. Move the hinge outward from the door to move away from the roller track. You should do the same to the other new hinges that you would like to install. Use a hammer to tap the bolts out with a hammer before the hinge will release from the door. Thread back the nut a few turns before tapping. To be secure and have a safe garage door, you can you can also use a small block of wood as an intermediary between the hammer and the bolt if space allows.

When reattaching the hinge, tip the roller back into the track, and position the hinge. Tap the bolts back through from the outside, if possible. Garage doors use a bolt known as a carriage bolt. There is no gripping surface on the bolt to hold while you tighten the nut. Rather, it has a square lip below the smooth head that presses and locks into the wood of the door. If you try to tighten the nut without tapping the carriage bolt in first, it may not engage into the same square hole it made in the door originally, and could strip out the wood and begin to turn. Then, you will have to hold the end of the threaded part of the bolt with pliers while you tighten the nut with a wrench. It’s good for you to know this trick because older garage doors often show some rot around the bolt openings, especially near the ground, and the carriage bolts may turn no matter how careful you may be!!

  1. Use any creative method at your disposal… ladder, 2×4, significant other… to brace up the door panel before you unbolt the hinge. Without this reinforcement, the door will at best sag and at worst break.
  2. If you are dealing with a bottom hinge, remove all tension from the cable or disconnect it from the bracket. Remember that the weight of the spring itself exerts a good amount of force, so, if disconnecting the cable is too difficult (some cables are permanently attached to the lower bracket, making replacement an art form), clamp the cable to the track, leaving a little slack on the roller bracket side!
  3. Do the roller replacement routine described at the beginning of this section.
  4. Once all bolts are fastened down, remove all clamps, braces, etc., and test door manually a few times. Then, reengage the garage door opener, if you have one, and make sure it works smoothly.

DRIVEWAY GATE MAINTENANCE

DRIVEWAY GATES MAINTENANCE

You can get driveway gates in different types of materials. The wooden driveway gate is still very rare, reason being it is expensive to install. The popular type we mostly to find is the steel driveway gate and wrought iron driveway gate. These are the light type of gate and are the affordable type to install. Another alternative is the aluminium driveway gate. This gate material is already used for planes, as it is light. Aluminium is malleable, and it ensures that it can moulded into any design you would want to make it.

Driveway gates work best with gate automation, for security reasons and easy access. Before you install a gate motor for your gate, you should be able to know if your gate will be sliding or swing gate. Reason being there are different gate motors for the sliding gate or swing gate. You can also install gate cameras and an intercom system. Some people prefer to have a security alarm system installed. I would suggest that you hire a driveway gate company that specialise in this, as these companies stand behind these products with a 3 year warranty AUTOGATE DRIVEWAY GATES. They have a list of gate motors and it all depends on your budget and what you prefer.

SINGLE GARAGE DOORS

SINGLE GARAGE DOORS

Single panel doors are constructed from one monolithic panel. From the closed position a single panel door will slide up and overhead on rails to the fully open position. A disadvantage of monolithic panel doors is that the swing up arc of the door occurs partially outside the garage. Meaning a car should stop and park several feet in front of the door to avoid being hit by the garage door when it is opened. At Autogate, we sell and install the following types of single garage doors.

SINGLE 10 PANEL

SINGLE 20 PANEL

SINGLE 30 PANEL

SINGLE GOTHIC GARAGE DOOR

SINGLE STUDED GARAGE DOOR

BRICK GARAGE DOOR

HORIZONTAL GARAGE DOOR

The reason why garage doors  with extension springs are installed with a restraint cable running through the centre of springs is because, the springs the garage door spring snap, this may harm someone, therefore is advisable if your single garage torsion springs snap, please do not repair them yourself. Call a garage door professional to remove, replace or repair them

REPAIRING A GARAGE DOOR THAT WILL OPEN BUT WONT CLOSE

REPAIRING A GARAGE DOOR THAT WILL OPEN BUT WONT CLOSE.

Automatic garage doors operate with a sensor. It is actually called a safety sensor with a reversing system. They normally come in a four to five inches over the garage floor. Usually when the sensor is faulty, the light bulb will flash many times in order for you to notice that there is a fault. The garage door will not shut unless there is pressure on the button mounted inside the garage. In order for you to start  repairing your garage door that is stuck open and won’t close, check the following:

Clean any dirt, debris between the safety sensors. This can be debris from leaves, trash and dirt on the lens of the sensor itself. Check that your sensor for indicator for indicator lights, if they are on or if flickering or maybe out of alignment.

To check for misalignment; obstruct the beam of the sensors so that they cannot directly see each other. When the safety eyes is blocked, the indicator light on one of the two sensors will for a moment go out. This is probably receiving sensor. Discard the obstruction and loosen the bracket on the back of the receiving sensor. Adjust the receiving sensor until the indicator light goes out, if not already out, then realign until the green or red light is bright and steady, then refasten the sensor.

If an indicator light is not burning on one or both sensors, check for a possible loose or shorted wire. Sensor wires are attached to the white and black terminals on the back or side panel of the overhead motor unit. Confirm that they are firmly connected to each terminal. Also verify the wires for any breaks, specifically anywhere they are spliced together.

If the previous steps have been followed thoroughly and the conditions continue, there may be an electronic short in the wiring, safety eyes, or the receiver logic board. In this case, remove the safety eyes and temporarily wire them in the motor head unit with a lessened known unshorted set wire. If the symptoms continue after the eyes are removed, replace the computer board and or safety beams. If the symptoms cease with the safety eyes after using unshorted wires to the motor unit, replace all the wiring from the opener head to the safety sensor location 4 to 6 inches on top of the floor.

Following any adjustment to the sensors, the opener itself, or the garage door, the safety system must be tested:
1. Use the remote control push button to raise the garage door.
2. Set a box or similar object in the path of the door.
3. Press the remote control push button to close the door. The door should not move more than one inch, and the opener lights shall flash.

WARNING: Without a properly installed safety reversal device, people (particularly small children) can be seriously injured or death by a shutting garage door. If the electric opener closes the door when the safety-reversing sensor is obstructed (and the sensors are no more than 6 inches on top of the floor), call for a trained door systems technician.

Garage door services are performed by technicians who are the professionals to repair the garage system and can get to know about the real problem as soon as they operate it. These technicians completely diagnose the actual problem occurring in non-functioning of garage doors which they can fix instead of replacing it with new garage doors. As you all know getting a new garage doors would be an expensive purchase that no one would like to go for. They make a visit to your garage and inspect it comprehensively to make sure what the actual problem is and after repairing it they ensure that the problem will not come back as soon as they drive away.

Generally, homeowners cannot replace or repair garage doors on their own as it involves complete technical aspects of the entire system itself. For this you need to have an experienced garage door company and their trained technicians can only help you with this problem. However, you need to spare some time in finding a reputed and experienced garage door services company that you can trust in repairing garage doors.

It is always worth considering a garage door repair services from professionals instead of giving your garage a hit and trial treatment. Garage doors are important to be in proper functioning as it not only assists easiness in parking your vehicle but also provides security to your home and vehicle. For automatic openers it is must to maintain and repair it on time as it saves your time in opening and closing it with a remote control feature present in it.

Sometimes burglaries in homes take place either in or through the garage. Mostly the reason for the same is defective garage door that has not been repaired on time. It is must for you to fix your garage door the moment it starts giving trouble to avoid any kind of miss happening. It is always advisable to look for professional garage door services to fix the major problems occurring in the garage doors. They ensure the right fixing of the problem and keep you and your home.

GARAGE DOOR SAFETY REVERSE SENSORS

GARAGE DOOR SAFETY REVERSE SENSOR

It is so uncommon to leave your garage door partially opened. When an electrical garage door is operator is activated using a remote, an increased risk to a pinned individual if the door travels further in the closing direction or an operator is unresponsive upon user activation of the control. Why would a garage door travel in an undesired direction or not open upon control activation? Depending upon how the user arranged the partially open condition (stop on close or stop on open), the operator may seek to continue in the interrupted direction. Successfully activating the control could conceivably make the situation worse. In times of an emergency, the rescuing individual may panic and press control buttons multiple times in rapid succession. This form of input could be misinterpreted by the logic of the door operator. What does the electronic network do when provided with a unique sequence of commands? It may do nothing or operate in a manner that worsens the situation. Most garage doors operators are built in with a safety reverse sensor. As usage and technology has evolved, so did the safety requirements to reflect advanced safety capabilities and potential hazards arising from user. A garage door should stop should there be any obstruction is detected in the path of the door. The sensor is built to start from a partially open position to stop and then raise a minimum of 2 inches when an obstruction is detected. This is intended to assure that the door will not further pin an individual as well as provide sufficient clearance to release the pinned individual. Once the door stops at its preset distance (2 or more inches), and the obstruction is removed and no longer detected, normal operation is restored. The door operator is subsequently capable of repeating this safety function should the need arise. Methods of validating the proper function of these new features after installation may vary depending on the system and entrapment protection technology used. For example, photo-eyes may simply be blocked to simulate an obstruction while an edge sensor may require a compression force. Other specialized sensory means may require more unique approaches to simulate an obstruction. Installation and user instructions indicate how to properly install and maintain the operating system as well as provide guidance on how to test the system for its entrapment protection capabilities.
